Tile and grout after deep steam cleaning

Grout Restoration

Your tiled floors and other grouted surfaces tell plenty about your home or office. How do they look? If they are dull or dingy it may be time for a good cleaning and sealing. Here at Prestige grout we offer a full range of tile & grout services. Including:

  • Tile and grout cleaning using 350 degree Vapor Steam.
  • Sanitation of all hard surfaces and porous grout.
  • Pitted ceramic and porcelain tile cleaning.
  • Natural stone cleaning.
  • Missing grout repair.
  • Grout sealing.
  • Grout color sealing to restore your grout to its original or new color.

Our cleaning system uses a combination of machine scrubbing, wet vacuum extraction, hand detailing edges and 300 degree high pressure vapor steam to blast away years of grease, grime, mold, mildew and soap scum buildup that occurs over time. This leaves your floors & showers looking squeaky clean and sanitized.

After a thorough cleaning we can then seal your grout using one of 2 methods.

Clean grout lines after professional tile and grout cleaning

Method 1:

Clear Sealing Grout

If the grout comes out to an acceptable appearance level we can use a clear sealer. This will help the grout to stay cleaner longer and allow future cleanings to achieve better results. Our impregnating clear sealer is one of the best on the markets today. Our penetrating sealer is designed for the protection of all medium to dense porous surfaces. The sealer forms an invisible barrier that is resistant too moisture and stains while allowing vapor to escape. This sealer is not a surface coating and will not alter the natural look or leave any waxy residues. All surfaces treated are harder and less slippery.

Clear Sealer Uses:

  • Sanded Grout
  • Porcelain Tile
  • Concrete
  • Quarry Tile
  • Quartz
  • Polished Granite
  • Brick
  • Travertine
  • Ceramic Tile
  • Polished Marble
  • Stucco
  • Agglomerate
  • Glazed Tile
  • Terrazzo
  • Slate and more…

Features of Clear Sealers:

  • Interior & Exterior Use
  • Weather Resistant
  • Less Expensive
  • OK For Food Areas
  • Superior Coverage
  • UV Transparent and more….

Disadvantages of Clear Sealers:

May not fully remove all grout stains, life of clear sealant is approx. 12 months.

Method 2:

Grout Color Sealing

Sometimes, despite our best efforts, grouted surfaces will just not return to their original color due too long time embedded stains and improper cleaning. In this case – we can use a colored sealant to return your grout back to its’ original color or in many cases change the color of the grout to give the floor a new look for a fraction of the cost of replacement.

Prestige Grout uses a color seal that has be created by chemists to permanently fill and eliminate the dirt trapping pores of the grout, not just temporarily waterproofing the pores like clear sealers and over the counter coloring products that wash away after a few months of normal maintenance. Our color seal is the only product available that is not water soluble after proper curing (72 hours).

Prestige uses a 4 step restoration process to revitalize your grouted surfaces and create an easily cleanable surface. This process not only restores your floors and showers to their original beauty but also contains fungicides, bactericides and anti microbial built into the color seal formula to insure sanitation for many years to come.

All of our sealants are safe for families and pets.

Our color seal contains urethanes and concrete hardening agents. It’s thicker than other sealants, to fill and eliminate the dirt trapping pores of the grout not just waterproof the pores like other sealers do.

Color Sealer Uses:

  • Sanded Grout
  • Unsanded Grout
  • Mortar
  • Brick
  • Stucco

Features: No more stains, 100% uniformity, makes the tile and grout look better than new, Ok for food areas, interior & exterior use, weather resistant, same day results, walk on the same day and more….

Disadvantages:

None!

Why Prestige Is Different

A lot of grout cleaning companies just run a pole scrubber over the floor, which is the same thing a homeowner can do, using over-the-counter cleaners that aren’t right for the surface. Here’s what we do differently:

  • 350° vapor steam with specialty attachments to get into the edges, corners and along the walls, not just the middle of the floor.
  • The right cleaner for your surface. Ceramic, porcelain and natural stone each need different products. The wrong one can damage stone or leave residue.
  • Two coats of color seal on floors, so the color is even and future maintenance is easier.
  • Natural stone done in-house. We never sub out marble, travertine or limestone work.

Clear Seal vs. Color Seal

Clear seal protects clean grout that already looks good. It’s the lower-cost option, but clear sealers only last about 12 months at most and won’t hide old stains.

Color seal is for grout that won’t come back to its original color, or when you want a new color. It locks in an even color, blocks stains and mildew, and can last for years with proper care. We recommend a quick maintenance visit every few years, for a fraction of the original cost.

How Long Does It Take?

Most bathroom floors take just a couple of hours, and nearly every job is finished in a day. You can walk on the floor right away. The sealer’s cure time only matters for spills, so we’ll tell you how long to keep liquids off it.

Grout & Tile Cleaning FAQ

It depends on the size of the area and whether you choose clear or color seal. Bathroom floors typically start around $200 and kitchen floors around $500. We give free quotes so you know the exact price up front.

Yes, if your grout is stained, dark or moldy. Store-bought cleaners and pole scrubbers only clean the surface. Our 350° vapor steam and edge attachments pull out dirt and mildew deep in the grout, and sealing keeps it clean much longer. Re-tiling costs far more.

We use high-pressure 350° vapor steam, machine scrubbing, wet vacuum extraction, and cleaners matched to your tile or stone. Then we seal the grout with clear or color seal.

Avoid bleach, vinegar and harsh or abrasive cleaners, especially on natural stone. They can damage grout and etch stone. Use a pH-neutral cleaner made for tile and stone.

Clear sealers last up to about 12 months. Color seal can last for years with proper care, with a maintenance visit every few years.
